AEL Environment was contacted to provide a Phase One Environmental Site Assessment (ESA) for a client selling a property with an active auto repair shop, where initially, the client and stakeholders expected that a Phase Two ESA would be required due to the site’s operations.

During the Phase One ESA process, including with a detailed review of historical reports, owner’s interview and site walkover, it was determined that a Phase Two ESA was not automatically necessary, and this was later confirmed as the project progressed.

Outcome

AEL’s team effectively communicated site-specific details to all parties, including the seller and their agent, the purchaser’s representative, and financial institution, ensuring a clear understanding of the environmental conditions and regulatory requirements among all key stakeholders.

AEL played a key role in facilitating a smooth and timely property transfer, while reducing costs for the client through clear and timely communication, coupled with expertise in automotive property transactions. AEL was able to provide a letter of reliance to satisfy lending requirements of the eventual purchase’s lender.
