AEL Environment specializes in innovative, science-based, real-world solutions to restoring contaminated sites. Environmental remediation via non-destructive mass transfer is a targeted approach to removing contamination from the soil, without excavation, while preserving valuable soil structure.
What Is Non-Destructive Mass Transfer?
Non-destructive mass transfer is a soil remediation strategy that removes soil contamination by extracting and treating soil vapour and/or groundwater—without digging up or discarding the soil. This method works by creating a concentration gradient: as vapour or groundwater is removed, contaminants naturally migrate toward the phase being extracted, thereby remediating soils.
To further increase the speed and efficiency of mass transfer, we may apply techniques such as:
- Soil heating to increase volatility and mobility of contaminants
- Surfactant addition to improve desorption and transport of contaminants from soil particles
In cases where Non-Aqueous Phase Liquid (NAPL) is present, such as pure petroleum fuel and other oils that do not mix with water, extraction wells can be installed to directly remove these substances from the subsurface. Recovered liquids are then processed through oil/water separators for appropriate treatment.

In Situ or Ex Situ: Tailored to Your Site
All mass transfer technologies can be deployed:
- In Situ – extraction from wells installed into the contaminated soil, minimizing site disturbance
- Ex Situ – excavation of soil and removal of contamination above ground in contained treatment cells
Our team will assess your site conditions to determine the most effective and efficient application of the technology.
What is the best option for your site remediation?
Non-destructive mass transfer is typically employed when there is a higher proportion of NAPL and soil contaminants. Non-destructive mass transfer technology is also often used in conjunction with soil vapour intrusion mitigation systems, which rely on extraction of soil vapours to prevent contaminated vapours from migrating into buildings. It is not typically the primary strategy for treating groundwater contamination alone.
At AEL, we understand that every site is unique. Our professional engineers and geoscientists will work with you to:
- Evaluate your site conditions
- Compare alternative remedial options, and the potential for Risk Assessment to help you achieve your desired outcomes
- Develop a tailored Remedial Action Plan (RAP) that considers your property goals, budget, and project timeline
