A Critical Step in Determining the Environmental Condition of Your Site
An Environmental Site Assessment (ESA) investigates the environmental condition of a site and may be necessary for property sale/purchase, to secure bank financing, or to obtain a Record of Site Condition (RSC) to allow for changes in site use.
In Ontario, the reporting standard for Phase 1 & 2 ESAs is guided by Ontario Regulation 153/04. Depending on your goals for a site you may require a Canadian Standards Association (CSA) compliant ESA report or an O. Reg. 153/04 compliant report.

Phase 1 ESAs
A Phase One ESA is the first crucial step in understanding a property’s environmental condition. It includes a historical review of a site as well as its neighbouring sites, in addition to a site survey and walkover, and may be all that’s needed to give purchasers, lenders or site owners the answers needed about the property’s condition and market value.
AEL will provide you with a thorough report, including all of the background documentation, signed by a Qualified Person (QP), with a clear summary and letter of reliance, if required.

Phase 2 ESAs
In some cases, a Phase Two ESA may be recommended to explore Areas of Potential Environmental Concern (APECs) identified in the Phase One and to conduct soil and/or groundwater testing to characterize the site.
AEL will coordinate and manage on-site utility locates, drilling, sample collection and CALA certified lab analysis. AEL staff supplement the sampling process with on-site testing to provide enhanced knowledge of site conditions.
AEL provides you a detailed report of the results, supported by a written summary and invitation for review with one of our environmental experts and a letter of reliance, if required.
