AEL Environment provides specialized soil vapour and airspace sampling services to help property owners, buyers, sellers, developers, lenders, and environmental managers identify and mitigate potential risks on their site. Our goal is to give you clear, reliable information so you can make confident decisions about your property.
Why Soil Vapour and Airspace Monitoring can be Critical for Your Property
Subsurface contamination doesn’t always stay underground. Certain substances can volatilize and release vapours that travel upward, sometimes entering buildings or open spaces. This can affect indoor air quality, create health concerns, and impact property value. Proper investigation and potentially regular monitoring are critical for:
- Detecting the presence of volatile organic compounds (VOCs) and other contaminants
- Assessing risks to indoor air quality and human health
- Meeting regulatory requirements during property acquisition, redevelopment, or ongoing management
- Protecting property value
- Reducing liability

AEL’s Approach to Soil Vapour and Air Quality Assessment
AEL’s consultants bring technical expertise and a practical, solutions-oriented mindset to every project, and wrap it all up with clear reporting and analysis that translate technical findings into actionable next steps for decision making.
Our services include:
Soil Vapour Sampling – We use certified, industry-standard methods to collect accurate and representative soil vapour samples from the subsurface to help identify the presence of volatile organic compounds (VOCs) and other gases that may migrate towards buildings or open-air spaces. These methods include:
- On-Site Screening or Testing – Using Portable tools such as GC/MS and other gas detection tools can provide rapid results in the field for VOC concentrations which are useful for rapid screening and decision-making.
- Sub-Slab Vapour Pins – For properties with existing structures, sub-slab vapour testing is often the most reliable way to assess the potential for vapour intrusion. Installed through small, sealed penetrations in the concrete floor slab, allowing us to collect high-quality vapour samples directly from beneath the building. This helps determine whether vapours are accumulating below the slab and potentially pose a risk of entering indoor spaces.

Sub-Slab Vapour Extraction Systems – If vapour intrusion has occurred or if a risk is identified, these vapour extraction systems can be designed and installed to actively remove vapours from beneath the slab before they can migrate indoors. Mitigation measures are often integrated into remedial action plans to protect building occupants, maintain regulatory compliance, and support safe redevelopment.
Indoor & Outdoor Air Monitoring – AEL provides comprehensive indoor and outdoor air monitoring to evaluate the airspace quality within buildings and the surrounding environment.
- Indoor Air Quality Assessments (IAQA) – An essential component of understanding how airborne contaminants may affect building occupants, our IAQA services measure key parameters such as VOCs, particulate levels, humidity, combustion by-products, and other contaminants that may originate from subsurface vapours, building materials, or external sources.
- Outdoor Air Monitoring – Focused on evaluating ambient air around the property to understand how vapours or emissions behave in open air and how they may affect adjacent buildings, site workers, or nearby receptors. This monitoring is often used during remediation activities, construction, or ongoing environmental management.
CPU Monitoring Programs – Designing cost-effective strategies to track changes over time.
Soil and Groundwater Remediation – Addressing on-site sources or contaminant migration to reduce vapour intrusion risk, protect human health, and promote safe site redevelopment.
Risk Assessment – Interpreting results in the context of human health and regulatory standards, and potentially enabling site use and redevelopment through modified, or site-specific risk-assessed standards
